We have a vetted network of contractors available 24/7. We coordinate all works, attend where necessary, and pass contractor invoices through to you at exact cost. We add zero markup. We also carry out proactive inspections to identify issues before they become expensive problems.
We handle the transfer. We contact your existing agent on your behalf, obtain all property documentation, and ensure there is no gap in management. Most transfers complete within two weeks. You do not need to have a vacant property to switch.
Our core area is Hertfordshire - including Watford, St Albans, Hatfield, Welwyn Garden City, Hertford, and Stevenage - and North London boroughs including Barnet, Enfield, and Finchley. The £950 onboarding fee covers the cost of taking on a new property - compliance checks, documentation review, initial property assessment, and the administration of setting up your management. It is a one-off charge per property. There are no annual renewal fees, no exit fees, and no further fixed charges.
From the date of signing, your property can be fully operational under our management within 72 hours. In practice, transfers from existing agents take slightly longer due to handover processes, but we move as fast as the situation allows.
