The 10% monthly management fee covers everything on an ongoing basis - rent collection, arrears management, inspections, maintenance coordination, tenancy renewals, inventory reports, and tenant liaison. A re-letting fee of £950 applies when a tenancy ends and a new tenant is required. No hidden charges. Nothing unexpected.

The £950 onboarding fee : what it covers

The one-off £950 onboarding fee per property covers the full cost of bringing your property under management - compliance review, documentation audit, initial property assessment, contractor network setup, and all administration involved in transitioning from your existing agent. Paid once, when you join. No annual fees, no renewal charges, no exit fees.

The £950 re-letting fee : what it covers

The re-letting fee of £950 is charged when a tenancy ends and a new tenant is required. It covers the full cost of sourcing and securing a new tenancy : marketing the property, referencing applicants, preparing the tenancy agreement, and conducting the check-in. This fee has a clear trigger: it only applies when we actively find and place a new tenant. It does not apply at renewal, and it is never charged unexpectedly.
