Scenario A: Tenant in situ

You come to us with a tenant already in place. We take over immediately — rent collection, day-to-day management, compliance, and everything in between. The letting fee does not apply.

Scenario B: Vacant property

Your property is empty and you need a tenant found and placed. We market the property, reference applicants, prepare the tenancy agreement, and manage the move-in. Once the tenancy begins, ongoing management is £180 pcm.

Renewals & rent reviews

Renewals negotiated and managed as part of your monthly fee. Rent reviewed at every renewal to protect your yield.

Maintenance and repair costs, check-in reports, and compliance certification fees are landlord costs — coordinated by us and passed through at exact cost with nothing added.
