Full Property
Management

Our core service covers everything involved in the ongoing management of your residential property. You hand it over — we handle it. Day-to-day operations, rent collection, tenant communication, maintenance coordination, and reporting. All included in the flat monthly fee.

Monthly management fee
£180 / month

Flat fee. No percentage. No minimums. The same fee whether your property rents for £1,000 or £3,000 a month. Maintenance costs are the landlord's responsibility and are passed through at exact cost.

Vacant properties

Letting
Service

If your property is vacant and you need a tenant found and placed, our letting service covers the full process. Once the tenancy begins, ongoing management continues at the flat monthly rate.

  • Property marketing and advertising
  • Applicant referencing and vetting
  • Tenancy agreement preparation
  • Move-in management and check-in
  • Only charged when a new tenant is placed — if you come to us with a tenant in situ, this fee does not apply
Letting fee
One month's rent

Charged once, when a new tenant is placed. Has a single, clear trigger: a vacant property requiring a new tenant. Does not apply at renewal, and is never charged unexpectedly.

Keeping your property legally compliant is a non-negotiable part of protecting your asset and your tenants. We coordinate all statutory requirements and keep everything up to date — so you never find yourself exposed.

  • Gas Safety Certificate coordination

Monthly management

Compliance coordination is included as part of your monthly management. Certification fees (gas, electrical, EPC) are landlord costs and are passed through at exact cost — nothing added.
